With all staff at SouthEastPML having been working in the lettings business for over 20 years, you can rest assured that you will be in safe hands throughout the term of your tenancy.

Once you have decided on a property to rent we will ask you to undergo our application process. References will be required, these will usually be requested from your previous landlord, your current employer and a credit check will also be made. The property you move into will have undergone all the required safety checks on its furnishings, and all gas and electrical installations.

SouthEastPML's charges to applicants and tenants explained:

1 - Applicants fees. A refundable holding deposit (to reserve a property) is charged at 1 week's rent. There are some exceptions which allow us to retain the holding deposit:
  • The applicant withdraws.
  • The applicant doesn't take all reasonable steps to enter the tenancy.
  • The applicant fails a right to rent (immigration) check.
  • The applicant provides misleading information during referencing which materially affects their suitability to rent the property.

2 - Tenants fees and charges:
  • Rent, as per the tenancy agreement.
  • Deposit to be held by the Deposit Protection Services for the duration of the tenancy, 5 weeks rent.
  • Payments in respect of all utilities, communication services, TV licence and Council Tax.
  • Fees associated with early termination of the tenancy when requested by the tenant, is charged at £50.00. Or, reasonably incurred costs (if higher) for the loss in rent resulting from a tenant's decision to leave and/or the costs of re-advertising or referencing.
  • A default fee for late payment of rent, 3% above the Bank of England's base rate for each day that the payment has been outstanding.
  • Replacement of a lost key/security device giving access to the housing, variable cost.
  • Payments to change the tenancy when requested by the tenant £50.00, or reasonable costs incurred if higher
